House Manual


1. Check-in Instructions

  • Check-in Time: 4:00 PM EST
  • Access Code: This will be emailed to you approximately three days before arrival

2. How the Door Works

  • To Unlock: 1) Press the Yale logo 2) Enter your personalized door code 3) Press the bottom right checkbox to unlock the door
  • To Lock: 1) Close the door 2) Press the Yale logo

3. Parking

  • Parking Location: Park only in the driveway.
  • Instructions:
    • Stay on the driveway. There is an irrigation system that will break if you drive on the grass.
    • Parking on the street is prohibited by the community unless it is less than 4 hours.

4. WiFi Logon

  • Network Name (SSID): Sent via email 3 days prior to arrival
  • Password: Sent via email 3 days prior to arrival
  • After connecting you will have to complete a couple of questions to complete the connection.
  • The simplest way to join is via a QR code located inside the home at the pool sliding door. Using the camera app on your phone or tablet, you should be able to scan it an add the wifi to your device.

6. House Rules

  1. Check-in: 4:00 PM
  2. Check-out: 10:00 AM
  3. No Smoking: Smoking, vaping, e-cigarettes and candles are prohibited inside the home. A fine of a maximum of $500 may be applied.
  4. Illegal Substances: Illegall substances are prohibited on the property. (Sensors are installed throughout the house to detect various types of smoke.)
  5. No Pets: Pets are not permitted.
  6. Quiet Hours: Please observe quiet hours from 10pm-8am.
  7. Parties/Events: No parties or events are allowed.
  8. Garbage: Please dispose of trash in the designated bins.
  9. Respect Neighbors: Please be considerate of our neighbors at all times.
  10. Occupancy: Do not exceed the maximum occupancy of 8 guests.
  11. Eating & Drinking: Please refrain from eating and drinking in the bedrooms.
  12. Furnishings: Kindly handle the furnishings with care and do not rearrange the furniture.
  13. Children - Pool & Pond: For those with children, please ensure their safety and supervise them at all times especially in the vicinity of the pool area.
    • Alligators are present in the surrounding area, including the pond.
  14. HVAC: When using the AC, please ensure that all doors and windows are kept closed.
    • Kindly avoid setting the AC below 70 or above 78.
  15. Bathrooms: Flush septic safe toilet paper only.
    • No sanitary products, tissues or wipes.
  16. Parking: No street parking allowed. The driveway can accommodate a maximum of 4 vehicles. The HOA does fine any vehicle left on the street for more than 2 hours.
  17. Guests: Guests must be 25 years or older to rent this property, and anyone younger must be accompanied by someone who is at least 25 years old.

7. Appliance Notes

  • Kitchen Appliances: The only note is that the ice maker was recently broken by a guest so we provide ice cube trays in place of the ice maker.
  • Heating/Cooling: The honeywell thermostat is located in the front living room. We ask that you keep the temperature between 70 and 80 degrees.
  • Entertainment: The televisions are Roku based TV’s and will ask you to choose a checkout date so that the TV can automatically log you out of anything that you logged into. We have also installed an HDMI port a couple of feet below most of the bedroom TV’s in case guests had interest in plugging in their own devices. Do not physically touch the TV’s on the wall. They can fall and you will be charged for the damages.

8. Room Info

  • Living Room: The lighting in the house is oddly placed. One worth nothing is the dining room light, it is located by the couch.
  • Kitchen: All utensils are located in the cabinets and drawers.
  • Bedrooms: If you find you need additional or replacement linens, for a fee, we can have the cleaners come out and supply more.
  • Bathrooms: DO NOT flush anything down the toilets other than toilet paper. The house is on a septic system and easily gets backed up from things like flushable wipes or any other item that's not toilet paper.
  • Outdoor Space:
    • If you would like a grill, you can rent them through a local service along with other items. You can check it out here: https://link.jpdesigned.com/store
    • Be cautious around the pond. There have been alligator sightings and it is best to keep children back. Fishing the pond is allowed, however you must release anything you’ve caught.
  • Pool:
    • Entering and exiting the pool via the patio doors will cause the child alarm to go off. You must press the button each time you open the doors. You cannot leave the doors open or the alarm will continue to go off.

9. Pool Speakers

  • Available Upon Request: The outdoor pool speakers are accessable via a bluetooth connection once enabled. If you request and agree to be respectful of the neighbors, The bluetooth device you will connect to is called Fosi Audio BT20A. Once you are connected, you can play any audio from your device as if it were a bluetooth headset. Volume is also controled from the devie streaming to the speakers.

10. Sightseeing and Entertainment

Disney Springs: One of our favorite places to visit is Disney Springs because it is free to park and walk the shops. They have live entertainment and great restaurants. For the summer of 2024, they have a really neat drone show everynight. If you have interest in the show, search the internet for times. We originally provided them here but they change occassionally.

Gatorland: Another spot that is fairly inexpensive is Gatorland. Kids love to see all the alligators along with many other types of animals. They have a nice splashpad for kids to cool off and a monster truck ride through the gatorland woods. The monster truck is a little bit of a rough ride and I would not recommend it if you have back issues but kids love it.

11. Check-out Info

  • Check-out Procedure:
    • Ensure all windows and doors are locked.
    • Dispose of any trash in the designated bins on the side of the house..

12. Booking Rules

  • Verification Process & Damage Waiver: After booking, you will be required to complete a verification process and apply for a damage waiver. A link will be sent to you via text from SuperHog to complete this portion of the booking. SuperHog charges a $15 transaction fee for the verification process. Please note that failure to complete or pass the verification will result in your booking being cancelled.

  • Maximum Stay Limit: We currently allow a maximum of 10 nights per booking. If you wish to stay longer, please message us directly to discuss the possibility. Keep in mind that cleaning costs may be higher for extended stays.

  • Guest Approval: No unapproved guests are allowed without prior host approval. Please ensure all guests are listed and approved at the time of booking.

  • Age Requirement: You must be 25 years or older to book this property. Additionally, the person making the booking must be the same person staying at the house.
